Independance Day, 4th of July, or America's Birthday

No matter what you call it celebrating this historical day usually means, family gatherings, barbeques and fireworks.

Growing up in Los Angeles County, 4th of July was always most exciting to me because we were able to light our own fireworks in the driveway. Sometimes all the neighbors would come together and have a block party. Living in Riverside County means you don't have the option to drive to the corner fireworks stand and have your own show at home. The fire danger is very high this time year. Most cities in the county have special ways for everyone to come together and celebrate safely.

Here are some of the special ways to celebrate this year in the Hemet/San Jacinto area.

Valley Wide Recreation's 4th of July Celebration

Valley Wide Regional Park is where the big show is held every year. There are vendors, entertainment and fireworks. Most people get there early and bring picnic food and hang out at the park until the fireworks begin.

Don't Sweat It!

Here are some tips to keep your house a little cooler this summer.

Ceiling fans- they can get the air moving in your home which doesn't really change the temperature but helps it feel cooler. Make sure your fan is turned so the air blows downward in the summer.

Box fans-at night when the outside air begins to cool, open your window and stick a box fan in the window sill. This works great to cool your house at night and helps save electricity.

Window Blinds/Shades-white window shades will reflect heat away from the house. If you don't mind spending some money there are special shades designed to help keep the heat out in the summer and in for the winter. Also remember to close the shades facing the sun in the morning.

Plants-Planting shade trees around your house will help keep your home cooler in the summer. Another useful idea for plants is to plant them around your air conditioning unit. It will use less electricity. However make sure you don't block the airflow to the ac unit.

Color-lighter color paint will reflect the heat in the summer.

Appliances-Turn off computers, monitors, televisions and lamps when they are not being used. These all produce heat. Compact fluorescent bulbs are another great way to save energy and reduce the amount of heat put out in your home. Don't put any lamps or appliances next to your thermostat. They will cause your ac to run more. Also try to hold off using major appliances until later in the day when it is cooler outside. Air dry dishes and bbq dinner instead of using the oven.

Attic-If needed upgrade the insulation from 3 inches to 12 inches. This can cut up to 10% off your cooling costs.

Fireplace-Make ure your damper is closed in the summer to keep the cool air from escaping.

Loan modification denied?

Does Chase hold your mortgage? Have you have applied for a loan modification but were turned down? If this is the case you may need to reapply. Some loan modifications were turned down because the homeowners hardships were not considered "permanent". So far Chase seems to be the only one guilty of this practice but if your bank denied you for this reason then read on.

Does this mean you'll be accepted if you were previously denied? Not necessarily but they are no longer allowed to use temoroary hardship to deny your request.

Well Operation Christmas Child was a success!

A couple weeks ago I wrote about a friendly competition between my office and another office in town. (Check out my last blog about Operation Christmas Child if you need to catch up.)

The 2 offices together collected 12 shoeboxes. Twelve may not sound like very many, but that was 12 more shoeboxes than we would have had if we didn't have our little challenge. Now the bigger picture. We added those 12 shoeboxes to the other shoeboxes collected around our little valley. Do you wanna know how many shoeboxes we were able to send out to kids who would have no Christmas this year?

1430! That's right, our little valley put together over 1400 boxes. That is more boxes than last year. Even in this tough time people are still willing to give. If you think you can't make a difference think again. If any of those who donated a shoebox are reading this, I just want to say Thank You! You are AMAZING!

Here is a picture of some of the volunteers that loaded those shoe boxes yesterday to be shipped to the larger distribution center. Behind them are the shipping boxes full of shoeboxes that will be given out as Christmas presents this year. Each shipping box holds 10-18 shoeboxes.

Giving Back with a Friendly Competition

Every year my church participates in Operation Christmas Child. This is a ministry run by Samaritans Purse. Operation Christmas Child is a ministry where people pack shoe boxes with little gifts that are then given to kids in families who are going through hard times. Many of the shoeboxes go overseas however some of them are distributed right here in our own backyard. Some of the boxes last year even went out here, in Riverside County.

Operation Christmas Child Mission Statement: The mission of Operation Christmas Child is to demonstrate God's love in a tangible way to needy children around the world, and together with the local church worldwide, to share the Good News of Jesus Christ.

This year I was told by another church member that a fellow Realtor was going to try to get his office to participate so I figured why not have a healthy competition since Realtors love competition and most seem to be looking for ways to give back. So we have until the 21 of November to turn our boxes in at the church. I might have to make a golden shoebox to be given out to the winner so we can make this a yearly competition. :)

Here's what you do:

1. Get a shoe box or shoe box sized container.

2. Decide if you want your gift to go to a boy or girl and what age group: 2-4, 5-9, or 10-14

3. Fill it with gifts. Suggestions are posted below.

4. Include your donation of $7.00 which covers shipping costs. If you pay online you can track your box and find out what country it ended up going to.

5. Drop off your shoebox at a drop off location near you. See website above.

Gift Suggestions:

School Supplies: pens, paper, markers, crayons, pencil sharpeners, stamps and ink pads, coloring books

Toys: small cars, balls, dolls, stuffed animals, harmonicas, yoyos, jump ropes, slinkys

Hygiene Items: toothbrush, toothpaste, comb, washcloth, bar of soap, barrettes, hair ties

Other: hard candy, lollipops, mints, gum, tshirts, socks, sun glasses, watches

A Personal Note: you can include a note to the child and a picture of yourself if you'd like (if you include your address your child might write back)

Please DO NOT INCLUDE: used or damaged items, war related items, chocolate or food, anything liquid like bubbles or lotion, medication or breakable items like snowglobes.

What you missed the $8,000 tax credit? Oh no you didn't!

So there has been talk for the last couple months that the homebuyer tax credit would be extended. If you know nothing about it basically the government was giving first time homebuyers an extra $8,000 on their tax return if they bought a house and closed escrow by the end of November, 2009.

Obviously there are still many people out there that would like to buy homes but have no chance of closing by the end of this month. After months of rumors, the tax credit has been extended and it is even better than before.

The tax credit is extended until April 30, 2009 and if that date comes but you haven't quite closed escrow you may be able to get a 60 day extension as long as you have a binding contract in place. The new extension still gives first time homebuyers an $8,000 credit but now if you already own a home you can qualify for a credit up $6,500 as long as you have lived in your current home for at least 5 years.

Stop Foreclosures in Hemet, CA

Are you behind on your mortgage payments? Not getting a response from the bank about your loan modification? Don't give up yet. You have another option. You can sell your house even if you owe more than it is worth. It is called a short sale and many people are turning to this option as a last resort to do damage control to their credit report.

What is a short sale? Well a short sale is when you sell your home for less than it is worth. It is called short because of the shortage in money not because it is a quick process. If anyone tells you this is a short process they are lying.

Why would the bank take less money than you owe? So far the real estate market hasn't picked up much. The longer a home sits the worse shape it will be in and the value can decline even more. If a home goes into foreclosure it could take months before a real estate company is able to list it and then you have an empty house sitting vulnerable to vandalism which obviously reduces the value even more. This is a vicious cycle because then values of whole neighborhoods decrease. Also for a bank to take posession of a home requires courts and lawyers and a lot of paperwork which all costs them money.

What is the benfit for you to short sell your home? If your home is foreclosed on you will have to wait 5 years before you can buy another home. When you short sell it you can buy another home within 2-3 years.

What qualifies as a hardship to short sell a home? There are many reasons. They include: Mortgage interest payments have gone up, negative equity on your home, divorce, loss of extra income or loss of job, job relocation, loss of rental income, medical issues and having a balloon payment due on your mortgage.

You should always consult your tax person to find out the penalties possible if you end up doing a short sale. You should not have to pay an upfront fee to save your home!

One more reason Hemet is a great place to live!

Saturday, October 24, 2009 was the annual Hemet Beautiful day.
People come out from all over the valley to help clean up or do little projects to make Hemet a more beautiful place. The main project this year was painting the fence around the Hemet stock farm.

This old farm covers a whole square block so it took lots of people to get the job done.

There were people of all ages helping. Some helped others who wanted to help but couldn't quite do it on their own.

Some painted the red curbs downtown and some painted fire hydrants.

Some of the volunteers picked up trash while others planted new trees and bushes.

When all the work was done the volunteers were treated to lunch and prizes
at Weston Park.

It was a beautiful day to help out and spend time with friends and family. We do it every year so if you missed out this year don't worry you can help next time. If you don't want to wait that long I'm sure one of your neighbors wouldn't mind if you helped with a project around their house.

Struggling to make your mortgage payments?

Many people are still struggling to make their monthly mortgage payments. I posted a blog last month with the Making Home Affordable website. Anyone can apply for a loan modification that qualifies. It does not have to be done by a lawyer or other "professional" company. One very imortant fact I did not mention in that blog is you should not pay for a loan modification up front. They are providing you a service so don't pay for that service until you know the company has performed. If a company has a problem with you not paying a fee up front too bad. Here's why:

As of October 11, 2009 the Buyer's Choice Act prohibits anyone from claiming any compensation for negotiating or arranging a loan modification until after that person fully performs each and every service as promised. The Buyer's Choice Act also broadens the definition of an advance fee which must be specially handled by real estate agents, such as by submitting an advance fee agreement for DRE review and placing funds received into a broker's trust account.

Unfortunately many people have already been ripped off before this new law went into effect. I have a feeling that it won't be happening as much now that there is a law tailored to this specific problem but somebody out there will still try to charge an up front fee. Don't let it happen to you!

Do you need mortgage help?

It was recently brought to my attention that not everyone is aware of all the options available to struggling homeowners. I am trying to modify my mortgage because the economy has taken its toll on my income. While I was already aware of the available help for homeowners, my servicing company was very good about getting me the information. I had to look for it but it was there. Right on the website was a packet of papers about modifying my mortgage and on the same page was a packet to conduct a short sale.

Maybe your mortgage company is not so good about getting you information. Most of them seem to need some training about communication and customer service.
If you need to look at your options and are not sure where to start here is the government website that can help you determine if you may qualify for a loan modification or refinance.

So I'm new to the whole blogging thing, but I am very excited to give a try.
